Surpassing expectations

The renovation has been managed by Morshead Mansions Limited (MML), the freehold company established and wholly owned by the leaseholders.  Its Director is David Wismayer, and the office of MML is in the basement facilities at Morshead.

MML won the freehold of Morshead after a legal battle with the previous landlord. After gaining control, MML identified the key priorities and launched a comprehensive repair programme to ensure the building was structurally sound and weatherproof.

KEY PRIORITY - SAFE FOUNDATIONS
More than £1,000,000 has been spent underpinning the front elevation, which had suffered slippage through ground movement and further damage had been caused by invasive tree roots.

KEY PRIORITY - SOUND ROOF
A further major programme of work was the restoration of the roof, which was repaired and completely recovered with appropriate slate tiles. During the inspection of the roof, it became apparent that the old water storage tanks in the attics had become contaminated with dead birds. These tanks have been removed and Morshead receives its water from a direct main water feed system.

KEY PRIORITY - SAFEGUARDING DRAINS
Investigations in the nineties revealed that Morshead Mansions was still being served by the original clay drains that were badly damaged by the subsidence. These have been repaired and relined as required.

NEXT STAGE - MAIN SERVICES
The next stage of the Morshead Mansions’ renovation was to update the rest of the main services. The former ‘dumb-waiter’ system, which had been a feature of Edwardian domestic life, enabled MML to equip current residents with new mains electricity, gas and water supplies. Connections to a HD Satellite TV system are available.

NEXT STAGE - MAKING AN ENTRANCE
A key element of the programme of work has been to enhance or repair many of the original features. As the old Edwardian entrances into Morshead Mansions were cracked and beyond economic repair, MML consulted, and then directed the improvement works to widen the former entrances and stairs. Additional lights were added to improve access safety.

NEXT STAGE - FINISHING TOUCHES
Attention to detail has been meticulous. Adherence to quality has become standard.

The weather vanes long since missing from the turrets at either end of Morshead Mansions have been replaced and are resplendent in their gold leaf covering.

Over the years, almost all of the architectural finials originally mounted on the Dutch Gables at roof level had been lost.  These have now been fully restored to the original designs.
